Officially opened in time for the 35th America’s Cup, which starts on 23 July, the headquarters of the Land Rover Ben Ainslee Racing yacht team has achieved a BREEAM Excellent rating

Designed by HGP Architects and built by Allied Developments, the 74,000 sq.ft building located on Portsmouth’s waterfront, saw sustainability embedded from the outset with 98% of all demolition, excavation and construction waste diverted from landfill and 100% of the demolition concrete reused in the foundations as secondary materials.
More than 400 solar panels cover 100% of the available roof space, generating 130 Mwh/yr of power while natural ventilation is achieved through the central atrium eliminates the need for a mechanical ventilation system.
Natural and low energy (LED) lighting and rainwater harvesting has led to a 25% improvement in water efficiency over existing UK building regulation standards. In addition the building’s fabric wrap provides a heat saving air cushion of approximately 4-5°C and controls the amount of sunlight that enters the building, reducing energy used for cooling and so reduces the carbon emissions.
The use of Building Information Modelling enabled the design team to undertake life cycle analysis of the design choices while providing informed options for in-use performance monitoring. This encouraged circular thinking about procurement of construction materials and products – how they will perform in-use and what options are available at the end of their life in terms of reuse or recycling.
